As a full service management company, we offer the following services:
Management

It is our job to manage the property so you don't have to worry about your investment.  Our dedicated team will service all of your needs. During the management period, you will work with an assigned Leasing Agent during periods of vacancy and an assigned Property Manager while the property is rented. Our team will be responsible for the following to ensure your satisfaction with our company: 

Leasing 

    *Advertise the property when new tenants are needed
    *Show the property to potential tenants
    *Screen applicants
    *Provide all tenant paperwork, including application and lease
    *Ensure the property is ready for occupancy
    *Work directly with property owners to coordinate repairs

Property Coordinators

    *Collect the rent
    *Deal with late payments, partial payments and no payments
    *Handle all bookkeeping and record keeping
    *Maintain the property
    *Periodic inspections
    *Handle emergency repairs
    *Enforce policies and house rules
    *Provide monthly accounting statements and reports to owners
    *Any other needed service

Tenant Placement and Screening 

With continual advertising, we take numerous calls daily to keep units fully rented. We require each potential tenant to complete an application, then follow up with a thorough background check to verify their employment, rental history, and credit and criminal history. This helps assure that your property will have the best tenant possible.

Maintenance

To save you money, we use preferred venders or our own people to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year.

We can also coordinate yard maintenance, pool care, window cleaning, and pest control.  We even provide 24 hour emergency service seven days a week.

Inspections

Approximately every 90 days, we make a thorough inspection of your unit, both inside and outside. This helps us insure your property is being properly cared for.

Evictions / Collections

If rents are not paid by the 8th of the month, we begin the processes necessary to collect rents or evict tenants.

Accounting

Our company is highly automated and process driven. Our web based system will allow you to log into your owner's portfolio and download your monthly statements.  You will be able to initiate conversations with the leasing agent and office staff.  We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports at your request.  Owner disbursements are mailed approximately on the 10th Business day of the month.
